Located on the sun-drenched west side of the Island, Lot 115 commands views of the south end of James Island, suburbs of the City of Victoria, and in the distance, the snow-capped peaks of the Olympic Ridge on the Olympic Peninsula, Washington state’s West Coast. The cottage is aligned on a south-west orientation on a site selected for morning sun and evening sunsets. Located approximately 30 feet above 4 miles of sandy beach and tidal flat. The house is surrounded by decks. Hammocks, on the south side, are slung low to soften falls as young children, almost perpetually amused by them, clamour in and out. The 60 feet of deck across the front of the house are very bright. A great place for reading, eating, talking and mixing. On the west side, next to the dining room and under cover, are the barbecues. With four bedrooms, two bathrooms and a large kitchen, dining area and family room, the cottage has approximately 1900 sq ft of space. On the side of the parking area, a two-story structure has a 625 sq ft chaotically organized workshop on the ground floor, with a bathroom and sink that await completion and connection. Upstairs, the nicest room on the property, is used as an office, refuge and guest room. A Rainwater Harvesting system provides water. Solar panels, a generator and a backup generator provide electricity. There is a septic tank system. Cellular phone coverage is excellent. Lot 115 is one of 110 bare land strata lots strung out along the 7.5 mile long shoreline of Sidney Island. Title to Lot 115 brings with it 2.5 acres of land and 300 feet of waterfront. Behind the property are 1000 acres of limited common property, registered with restrictive covenants, ensuring that these lands will never be developed and will remain as a nature preserve. There are walking trails crisscrossing the Island and a full-time caretaker who manages the shared facilities.
